Under contract on the home of your dreams? Congratulations! One of the next steps is securing a home inspection, and it’s a great idea to consider the following when choosing a home inspector:

First and foremost, you’ll want to ensure that your home inspector is a member of a reputable professional inspection organization and has strong credentials. He or she may belong to the American Society of Home Inspectors (ASHI), the National Association of Certified Home Inspectors (NACHI), or the Association of Construction Inspectors (ACI) … and that’s just to name a few! ASHI is generally considered to have the strictest requirements, as home inspectors must complete over 250 professional inspections to become certified with ASHI!

Of course, membership to one of these agencies doesn’t guarantee an expert  — but it’s probably a good idea to rule out any prospective inspector who isn’t fully licensed, insured, and certified by a respected agency.

It’s also a good idea to consider suggestions by your Realtor, lender, or friends and family. After all, you’ll want an inspector who knows the area well, and your real estate professionals will be familiar with some helpful, local inspectors.

If you’re purchasing a really unique home (perhaps a log cabin, or a 1600s stone farmhouse), it might be a good idea to seek out an inspector who specializes in your style of home.

Home inspections can be nerve wracking, and you’ll want to feel comfortable asking your home inspector questions. A good home inspector will take the time to explain his or her process and be happy to help you with any questions that you may have! Be sure to ask about pricing and options, such as whether he or she can also provide a wood infestation report, mold and water testing, or radon testing. The basic home inspection will typically cost between $200-450, although this can vary based on the size and style of home. Additional inspections will cost extra.
