It’s no secret that selling your home can be stressful, but the process can be made easier with proper planning (and an amazing EveryHome agent!).  In Greater Philadelphia, the busy spring market begins in early March, and the peak month for showings and offers tends to be April and early May.  As a result, we recommend that sellers begin the process of decluttering and making any needed repairs as soon as possible.Spring

  • Call a couple of real estate agents and get their opinions (and fees!) Read our quick and easy guide to choosing a listing agent by clicking here.  Regarding the associated costs, consider that most real estate agents will charge a total of between 5.5% and 6% or more.
  • Take a critical look at your home to determine what small changes or repairs might be helpful.  Your real estate agent will provide you with helpful advice for preparing your home to hit the market, but you can begin the process now if you want to stay a step ahead.  Some of our most common recommendations include professional carpet cleaning, fresh coats of paint, decluttering, and enhancing curb appeal (through power washing, adding a few plants and a welcome mat, or painting the shutters).
  • Consider getting a home inspection…before you list your home!   While it’s true that most homes will only be inspected by a professional after they go under contract, savvy sellers know that they can save a lot of energy and grief by scheduling their own home inspection ahead of time.  This way, you’ll know of any potential problems and have the opportunity to make repairs prior to the stressful negotiation period – plus, it will give the buyers extra peace of mind!
