While many buyers are eager to obtain a home inspection, we’re occasionally asked if it’s required.  This is especially true when buyers are purchasing new construction homes or properties that appear to be in great shape.  The short answer is that home inspections aren’t required (unless you’re receiving an FHA loan, in which a very specific FHA inspection will be mandatory), but we strongly recommend it – without exception! Even brand new homes can benefit from an inspection.

Home inspections typically cost less than $500 and provide a thorough evaluation and can provide information about things that aren’t easily visible.  Should there be any major issues, you’ll be able to walk away from the home with your deposit money intact.   We also encourage our clients to attend the inspection to learn more about the home, including maintenance and upkeep advice – the type of information that can be invaluable once you’re moved in!

In addition to a general home inspection, some buyers elect additional inspections, including for “wood infestation” (termites), radon, and if applicable, sewer/septic systems or pool inspections.  Most of these additional inspections cost a couple hundred dollars or less, and can be well worth it in the long run!
