This DORCHESTER home is efficient and charming. There is a place for everything, (huge closets, lots of cabinets, wonderful wall space), so everything can be tucked away leaving a serene and orderly environment and no distractions from the exquisite south facing view Dine 'Al Fresco' on the large Balcony which has views that extend 180* from East beyond the Delaware River to West across the Schuylkill River. From the 26th floor, South Philly seems very European with its gridded city plan devised during William Penn's times. At night, Trains and the PENN-HUP-CHOP skyline are twinkling reminders of travel, health are and work convenience. If you haven't visited the Dorchester lately, you will enjoy the refurbished lobbies, beautifully maintained amenities, competent and courteous Staff, and spaces designed to comfort long term owners and those who just need a brilliantly located pied-a-terre. The Condo Fee seems very affordable, when you realize it includes Heat, Hot and Cold Water, Internet and Air-Conditioning. The Basement Laundry, Gym and Parking add convenience to Urban Living. The Rooftop Pool and Deck offer fresh air and exercise for those who opt for membership for a low seasonal fee. The 2023 Pool fee was $350 for a full membership or $150 for Mon-Thurs. The season runs Memorial Day to Labor Day. There is currently no waitlist for one of the 200 VALET parking spaces. There is an extra $310 / month charge for the convenience of dropping your car and taking an elevator to you floor. The basement laundry has sufficient machines that a multi-load "Spring Cleaning" is fast and easy, in a bright and comfortable space. The Gym has a nice mix of machines , weights and activities. The location on Rittenhouse Square is ideal for everyone from Grad Students to Retirees, or for Professionals who can benefit from a pied-a-terre after long days at work. This unit would benefit from some modernization, and is priced accordingly. Please make your appointment before it is gone.
