Home Inspection 101

Once your new home is under contract (congratulations!!), you’ll likely begin arranging for a home inspection. Typically, most agreements require a home to be inspected within ten days of the execution date.

Your EveryHome agent will provide you with a list of a few local home inspection companies, and it’s your choice which inspector to use. We recommend choosing an inspector that is ASHI certified. Once you choose the home inspector, your agent will assist you with scheduling a date for the home to be inspected. Typically, inspectors work during business hours although some offer evening and Saturday hours.

If possible, we recommend that you (the buyer) attend the home inspection. This will allow for the inspector to answer any questions that you may have, and he or she may be able to answer questions that you may not find on the inspection report. Whether or not you attend the inspection, the inspector will provide you with a comprehensive report within a couple days of the inspection. You and your agent will review this report and decide if you’d like to request the seller to make any repairs prior to settlement. In case there are any major issues and the seller is unwilling to make the repairs, you are entitled to “walk away” from the contract if you elected a home inspection contingency.
