Lower Providence Township Quick Facts
Lower Providence’s rich history dates back to 1729. At that time, Lower Providence was part of the larger Providence township which was located in Philadelphia County. In 1784, that portion of Philadelphia was split off to form Montgomery County, and Providence was separated into Upper and Lower Providence in 1805.


The township is located within award-winning Methacton School District. The high school is renowned for its impressive curriculum, with extensive Advanced Placement (AP) courses that led it to be named to the AP National Honor Roll!
What To Do in Lower Providence Township
While Lower Providence is largely residential, it offers plenty of recreational opportunities, restaurants, parks, trails, and small businesses! The John James Audubon Center at Mill Grove is located in the township, and it features John James Audubon’s three-story museum home, nine miles of hiking trails, and opportunities for bird watching.


We particularly love Chadwick’s Restaurant and Bar located within The Club at Shannondell, and Brother Paul’s. Lower Providence is also located alongside the Schuylkill River, which is home to its namesake Schuylkill River Trail. The township is also home to portions of Valley Forge National Park and Evansburg State Park.
Real Estate in Lower Providence Township
The majority of homes in Methacton School District fall in the moderate price range, with the bulk of single-family homes between $300,000-500,000. Many of these homes are newer (built in the last 25 years), and new construction homes are also popular within the district. The majority of these new homes are located within quiet subdivisions and priced between $500,000 and $700,000.

There are also a variety of more budget-friendly townhomes for sale between $150,000-300,000, particularly in the Eagleville and Trooper areas. Additionally, the township is home to plenty of more modest single-family homes (most often ranch-style or Cape Cods) situated on slightly smaller lots than the school district average. The district offers some mobile homes, as well.
